As your agent I will represent your best interest throughout the home buying process. As an important part of my professional services is to explain each step of the process including the seller’s obligations, your obligations and choices, the purchase agreement, offers and negotiations, sellers disclosures, home inspections, title and appraisal, closing the transaction and home warranty information.
As we begin your home search and you find homes that are of interest I will prepare a Competitive Market Analysis that will show you the recent selling prices of similar homes in the area.
Together we will evaluate potential properties and discuss the features that may effect its value and future resale. Be sure to ask me about homes you see or read about in the papers or online. I will provide you with detailed information about the homes and take you to see the ones that interest you.
I will prepare the written offer, leveraging the information gained from the market analysis report prepared earlier. I will offer you my advice on the initial price and terms to offer where permitted. Once the offer is approved, we have a full complement of added value services including home inspections, title and escrow and much more all designed to make your real estate transaction smooth and efficient. As we prepare to close the escrow I will monitor the entire process to ensure all contingencies and conditions required under our purchase agreements are complete. If your contract allows it, you will have one final walk-through, of the home before closing. Should a concern arise during the walk-through, I will assist you in resolving it.

· Review inspections and reports and help negotiate any changes to the contract that come as a result of the inspections and investigations.

· Help orchestrate all parties involved so your escrow closes on time with the least inconvenience to you.

This is the single most important step. By asking you a series of questions we will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. Throughout the buying process we will maintain your confidentiality and represent your best interests.
Help You Get Pre-Qualified
This step will show you how much you can afford. This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with. Many sellers will not proceed with an offer until they know they are dealing with someone who is pre-qualified. We'll help you get there quickly!
Finding the Right Home
We will use our powerful search programs and the latest real estate technology tools to find the properties that match your search parameters. We can send them to you immediately via e-mail so that you can browse them at your leisure. You will also receive a personal username and password, along with your very own client section of our website. You can log in anytime you wish and view properties, make requests, or tell us if you would like schedule an appointment. We will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, I will assist you in writing an offer and act as a liaison between you and the seller.
